Three drywall bids sit on a kitchen counter in Anaheim Hills. One says “drywall work, $4,800.” The second lists eight lines and lands at $5,350. The third splits labor and materials and comes in at $4,600. The homeowner stares at all three and cannot tell which contractor plans to do the same job. That confusion is normal, and it is fixable. A drywall quote stops being a mystery once you know the six lines it should always contain and the short list of things no honest quote will promise.

The Six Lines Every Real Drywall Quote Contains

A complete quote for a hang-and-finish job breaks into six parts: hang, tape, finish, paint, cleanup, and haul-off. Hang covers delivering the sheets and screwing them to the studs. For a standard 12-by-14 bedroom, that is roughly 500 square feet of board across the walls and ceiling. Tape covers embedding paper or mesh tape in every joint and inside corner, plus the first coat of joint compound over screws and seams.

Finish is where the money moves. A level-4 finish means two more coats over the tape, sanded smooth, ready for flat or eggshell paint. A level-5 finish adds a thin skim coat across the entire surface and typically raises the finishing line by 20 to 30 percent. Paint may be its own line or an exclusion, and the quote should say which. Cleanup and haul-off cover drop cloths, plastic containment, daily sweep-up, and getting demo debris off your property. If any of these six is missing from the paperwork, ask why before you sign anything.

The split between labor and materials explains most of the total. Board, tape, compound, and screws run about $0.50 to $0.80 per square foot. Specify level-5 for a hallway that catches low western sun and expect the finishing line to climb a few hundred dollars more.

Repairs price differently. Contractors quote patches by the job, not the foot, because setup and dry time dominate small work. A doorknob hole runs $300 to $500. Crack repair runs $350 to $1,000 depending on length, access, and whether the texture needs matching. Current cost guides put the typical single repair visit at roughly $300 to $470. Most outfits also carry a minimum service charge of $125 to $200 just to roll a truck, which is why bundling three small repairs into one visit nearly always beats three separate calls.

What a Quote Does Not Cover, and Should Say So

No contractor can price what nobody can see. The wall behind the wall is the classic case. Open a water-stained section in a 1978 Fullerton ranch house and you may find soaked insulation, a corroded supply line, or framing that needs sistering before new board goes up. Those discoveries become change orders. A good quote names this mechanism up front instead of springing it mid-job.

Three other common exclusions deserve a direct question. Asbestos testing: any pre-1980 textured ceiling in SoCal should get a lab test before anyone disturbs it, and that test is usually billed separately or handled by you. Trades work: moving an outlet or rerouting a supply line belongs to a licensed electrician or plumber, not the drywall crew, and it will not be in a drywall number. Permits: a straight patch rarely needs one, but removing a wall or altering the fire-rated drywall between a garage and living space does, and the quote should name who pulls it and who pays the city.

Comparing Three Bids Without Getting Burned

Line up the bids by scope, not by total. The $4,800 one-liner might include paint and haul-off, or neither, and you cannot tell from the page. Estimating guides published this year keep flagging the same red flags: vague allowances, no exclusions section, no change-order terms, and round totals with no quantities behind them. A bid that reads “500 sq ft, level-4 finish, texture matched, debris hauled” can be compared against another bid. A bid that reads “drywall work” cannot be compared against anything.

Ask each contractor the same four questions. What finish level is priced? Who hauls the debris? What happens if the open wall shows damage? Is paint included, and how many coats? Honest answers take five minutes and sort the field fast. The cheapest number on paper is frequently the most expensive number by the final invoice, because missing scope comes back later as change orders billed at premium rates. In August, with summer remodel season still running hard from Costa Mesa to Rancho Santa Margarita, crews have little reason to under-quote and eat the difference quietly.
